Check-In:  Check-in time is 3pm.  Please call us if you'll be arriving after 8pm to make appropriate arrangements.  Please note we are unable to accommodate check-ins after midnight. 


Check-Out:  You must be completely checked out of your room by 11am.  Guests are free to use the grounds of the Inn after check-out.  Late check-outs will incur a $100 fee and absolutely must be out of the room no later than 12pm (noon) or an additional one room night fee will be assessed.


Rates:  The rates listed are for single or double-occupancy including breakfast but do not include the 9% state lodging tax. No additional guests are permitted beyond the stated room capacity.


Reservations:  We ask that reservations be made on-line through our web site using your credit card (Visa, MC, Discover & AMEX are all accepted).  A deposit equal to 50% will be required at the time of your reservation.  If you are unable to make your reservations on-line, please call us and we'll be happy to assist.


The remaining balance of your reservation will be billed in-full 14 days prior to your check-in date of arrival.


We typically require a two-night minimum stay during our short season.  Please contact us for shorter stays and we will make every effort to accommodate your request.  Should we be able to arrange for a stay of one night, a deposit for the full cost of the room will be required.


Please note that we do not accept personal checks or traveler's checks for reservations.


Cancellations:  A reservation cancellation providing notice of 15 days or more from your check-in date, will be eligible for a deposit refund less a 5% service fee.  Should you cancel within 14 days of your check-in date, you will be billed for the full reservation amount.  We strongly suggest Travel Insurance for anyone who feels a cancellation may possibly occur.


We are unable to refund any remaining balance upon an early check-out.

Date Change Requests:  Changing the date of your reservation (either in part or in it's entirety), within 14 days of your check-in date will be handled as a cancellation and the above cancellation policies will apply.


Breakfast:  Breakfast is served between 8:00am and 9:00am.  The kitchen closes promptly at 9:00am.  We are happy to suggest other breakfast venues for anyone seeking breakfast after 9:00am.  If you plan to depart before 8:00am, please let us know in advance and we can pack something to-go.


Smoking:  We have a strict no-smoking policy.  This applies to traditional and electronic methods.  No smoking will be allowed anywhere inside the Inn or on the grounds, including the beach.  Violations will be subject to a minimum $350 cleaning fee charged directly to your credit card.


Children:  Given our close proximity to the rugged ocean shore as well as our focus on maintaining a peaceful and romantic atmosphere, the property is unsuitable for anyone under 18 years of age.


Pets:  Pets are not allowed. 


Alcohol:  Per Maine State Law, it is illegal for guests to consume alcohol purchased off-site in any of the Inn's common areas, common decks or on the grounds (including the beach).  It is lawful for guests to consume alcohol purchased off-site in their guest room or on their balcony only.  Guests may purchase alcohol from the Inn and consume it anywhere on the property.

Inappropriate Behavior:  Acadia Bay Inn and its employees reserve the right to eject any and all guests who act inappropriately or otherwise disregard or disrespect the rights of anyone at the Inn (guests, staff or management). Offending parties will be required to vacate the premises and forfeit all applicable lodging charges.

Many of you know that our Inn remained closed through the 2020 season due to the ongoing COVID-19 crisis.  We have taken many steps to ensure we are creating a safe environment for our guests as we prepare to open for the 2021 season.  We take our responsibility to comply with state mandates and best practices to reduce the likelihood of COVID-19 transmission very seriously.  Likewise, we take the comfort and concerns of our guests just as seriously.  We are confident that together we can create an environment which is inviting, relaxing, and enjoyable while at the same time minimizing unnecessary risk of exposure to our guests and staff.

Below are our current policies and practices, in line with state mandates and best practices.  We understand reading these policies and procedures are an insomniac’s dream so please feel free to call us at (207) 422-0127 for a more personal discussion of your questions or concerns if you prefer.  Our wonderful small Inn provides us with great flexibility to adjust our policy, with regard to this matter, as mandates and circumstances change.  We will do our best to provide you with a memorable and distinctive stay.

Current regulations require that you must wear a face covering while in the public, interior spaces of the Inn where social distancing is challenging. This is also true at local businesses.  As such, please bring a face covering with you for your stay.

By order of the Governor, mask wearing is now mandatory everywhere in the state of Maine.  All businesses are required to deny service for those who do not wear a mask.  There are no medical exceptions or any other exceptions.  As such, if you do not intend to wear a mask while outside your room at the Inn, we ask that you do not come to the Inn.  If you come and do not wear a mask as required, we will deny you service.  The only mask wearing exception is while actively eating and drinking in the dining room.  While not actively eating or drinking in the dining room, masks are required.

  • Guests from elsewhere may stay in Maine lodging provided they meet one of the following three criteria:

  1. Have a negative COVID-19 test result on a specimen taken no more than 72 hours prior to arrival OR

  2. Have self-quarantined in Maine for 10 days prior to arrival OR

  3. Agree to self-quarantine at a Maine lodging establishment for 10 days or the duration of their stay in Maine, whichever is less.



  • IMPORTANT! If you are from a non-exempt state or have not been COVID 19 vaccinated, prior to arriving at the Inn, you must provide us with the following documentation at the time of your arrival:

  1. A completed and signed State of Maine Certificate of Compliance (Cert of Compliance)  will be required from all guests of the Inn (except those from exempt states) at the time of check-in.  Accompanying documentation of test results and compliance may be required.


Failure to provide required supporting documentation, or agreeing to the self-quarantine requirements (more information on this below) will result in a denial of lodging at Acadia Bay Inn.  Please understand that we are committed to keeping other guests and our staff as safe as possible during this crisis.


Testing is readily available in Maine.  The range in time for test results to comeback can vary greatly.  Locally, reservations, at last check, can take two or three days to be seen and results can be returned in a matter of a few hours.  There are other locations that are taking much longer to turn around test results.  Therefore, we strongly recommend you test prior to departing for Maine.  If you opt to test in Maine, you must self-quarantine (see below for more information) at the Inn until your test results come back.  Many more testing sites are coming online frequently, so keep checking the list.  As a traveler from out of state, by executive order of the governor, you meet the criteria of “elevated risk.”  As such you are eligible for free testing without any doctor’s authorization.  The most convenient locations for guests coming to Acadia Bay Inn are:

Appointments are required and please note that appointment lead times can be as long as week or more.  It is strongly recommended that if you plan to test in Maine that you make your appointment to be tested upon your arrival well ahead of your arrival date.

Regardless of which option you choose, all guests (except those exempt described above) are required to sign a Certificate of Compliance in order to check in.


  • If you choose to self-quarantine, the requirements are as follows:

  1. You may self-quarantine here at the inn

  2. You may self- quarantine for 10 days or for the duration of your trip if it is less than 10 days

  • Guests who self-quarantine are permitted to be out and about on the grounds of the Inn and enjoy outdoor spaces and activities in Maine such as (depending on the season) sight-seeing, hiking, kayaking, snow shoeing, ice fishing, cross-country skiing, dog sledding, swimming, road trips/touring and so on as long as social distancing is maintained.

  • Guests under self-quarantine are not permitted to visit local restaurants, grocery stores, retail stores, crowded spaces or other indoor facilities where physical distancing can be a challenge, other than for emergency medical care.  Nor may guests under self-quarantine utilize public transportation or ride-sharing services.

  • Guests who self-quarantine must take meals served by the Inn in your room or outside away from others (aka picnicking).  You may also have food delivered to your room from area restaurants, though this must be contactless.  To help you with this, we can make arrangements to deliver meals to your room or outdoors at the Inn.


During these uncertain times, we’d like to give you some peace of mind when you choose to book with us.  Therefore, we’ve amended our deposit and cancellation policy:

If you cannot join us per your reservation due to a COVID-19 exposure or illness, your stay can be rescheduled or changed to a Gift Certificate towards a future stay without penalty within the 14 day cancellation window. 


In order for you to help us and other guests stay safe:

The State of Maine requires that all guests wear face coverings while in public spaces where social distancing can be a challenge.  As such, we ask that guests wear face coverings as they enter the building and in the public spaces inside the Inn.  Note that wearing of face coverings also applies when frequenting area restaurants (though not while eating) and businesses.

To the best extent practical, please practice social distancing while in and around the Inn.

If you don’t feel well before arrival, please stay home, but let us know you aren’t coming.
